...Key Principles
22nd Street Station: Located on 7th Avenue at 22nd Street, the station may be the busiest in New West in terms of bus routes connecting passengers to the surrounding region. This plan must account for the ongoing growth in ridership by reducing barriers to access Skytrain and bus connections, while connecting to alternate modes of transportation. Metro Vancouver’s Regional Growth Strategy and the City of New Westminster’s Official Community Plan identifies the 22nd Street Station Area as a Frequent Transit Development Area (FTDA).

-Engage EVO Car Share and Connaught Heights citizens to discuss plans for expanding home zone to 22nd Street Station area. Add Modo parking spots to provide additional car sharing options. These car share programs also typically feature lower-emission vehicles, such as hybrids.

-Integrate more Electric Vehicle (EV) charging infrastructure at the neighbourhood scale...

-How would Connaught Heights neighbourhood streets be affected by car sharing users? The Connaught Heights neighbourhood is situated between the BC Parkway, a recreational bike and pedestrian route, and 20th Street, a major route for local traffic and regional commuters alike. 7th Avenue is connected to the BC Parkway, and is identified as a bicycle-friendly road.

-Traffic issues on 20th: It is clear that 20th Street is used as a major throughway for commuters. Rush hour traffic on 20th is considerably backed up on a daily basis. How can we work to mitigate this issue?

-Transit-oriented development: Focus on 22nd Street Station area as a regional transit hub. Conisder the station bus loop footprint, and the surrounding land parcels...

-Mixed-use and mixed-income development: Focus is to preserve the character of the Connaught Heights neighbourhood, while providing spaces to live, work, shop, and play. 22nd Street Station is a transit hub, with the potential to support transit-oriented development. A large enough retail space for an anchor store, such as a grocery store or drugstore, would subsequently attract more, smaller tenants to occupy adjacent retail spaces... "grocery and food markets" was the top response from community surveyants on what commercial spaces they would like to see in the area... a meeting space such as a coffee shop would attract commuters and remote workers while offering a local spot for people to meet up... low-rise or mid-rise residential units above the ground retail level would suit the character of the neighbourhood while being an efficient land use solution...

-Mixed-income development: in support of diverse affordable housing by providing subsidized housing in addition to market units AND...

-Laneway houses: a potentially efficient land use solution is to permit building units in laneways. Examples of laneway homes exist in New West, such as in the Brow of the Hill neighbourhood...
